$1 Move-In Special in Heritage Manor Subdivision Crestview, Florida

  Are you wanting to purchase a new home, but haven't had the extra cash available for closing costs and down payment?  For a limited time Randy Wise Homes is offering a $1 Move-In special on all of their standing inventory in Heritage Manor.

   Here is how it works:  The homes in Heritage Manor qualify for both VA and Rural Housing (USDA) loans.  These loans do not require any money down.  But, you do have to be able to qualify for them.  At closing, Randy Wise Homes will pay all closing costs except for the prepaids (escrow account) and lenders fees.  The lender will give a lender credit at closing that covers the prepaids and lender fee.  That leaves you owing nothing. Of course for this to work, you will have to use one of our preferred lenders.

   FINALLY!  It's here.  Randy Wise Homes is breaking ground in Hawks Landing, Niceville, FL.  New construction will begin next week.  This subdivision is located on College Boulevard (West) right next to the new Turkey Creek Landing.  This neighborhood offers lots that support a walkout basement. Single story and two story homes will be built, and lots are available for pre-sale. 

These are special homes.  Constructed of all brick, they have 2 x 6 exterior wall framing - which allows R-19 insulation to be placed in the walls.  High impact windows, reinforced garage doors, and blown cellulose insulation in walls and ceiling add to the energy efficiency of your home-as well as offering a more sound proof living space.   The kitchen will have granite counters, stainless GE appliances, and there will be tile in all the wet areas.

An Intro to Manabloc Plumbing

 

An intro is all I can give, because I'm not a plumber.  However, since Randy Wise Homes, Inc. uses Manabloc plumbing, I thought I would do some research and learn as much as I could.  I went to my best source, Phillip, who is the Randy Wise Homes building super for Heritage Manor in Crestview, FL; Hawks Landing and Arrowhead in Niceville, FL.  Here is what he told me in a nutshell,

"Normally, if you have a leak you have to turn the water off to the entire house at the main.  The manablock plumbing system has flexible lines that go to a main board (like an electrical panel) and you can switch off the different systems individually. For example, if you have a leak at the kitchen sink, you go to the panel and switch off the line marked 'kitchen' and water still goes to the rest of the house."

That's cool.  Plus, I read on this site that the flexible hoses are freeze break resistant.  Now, you may think that Florida doesn't have to worry about frozen pipes, but we've had some pretty cold winters the last couple of years and it is unusual for a homeowner in this area to have their pipes wrapped. 

With the manablock plumbing system, you're covered-just in case.

 On July 4th, 2011 between 8:00pm and 8:45 pm (sundown) Boggy Bayou in Niceville, FL will be ringing in our nation's independance with a fireworks display. 

My family has attended this event many times, and it is spectacular.  The fireworks are shot from a barge parked in the middle of Boggy Bayou.  There is plenty of room in the grassy area around the shore to set up lawn chairs, but arrive early, because space goes fast.  You can also come by boat - which is my favorite way to watch.  There is something surreal about floating on the water and watching the fireworks explode overhead.  Either way come see the fireworks, it is family friendly and a great way to cap off your 4th of July celebrations. 

If there is a rain delay, Tuesday, July 5th at sundown will be the make-up day.

Randy Wise Homes, Inc. offers a 2 - 10 year Home Builders Warranty on all new homes they are building in Crestview, FL; Niceville, FL; Baker, FL; and Destin, FL.  The 2 - 10 HBW is available to builders who satisfy the risk management and enrollment requirements, and because of this they are able to transfer surety coverage to the owner from the day of closing. 

Here are the answers to some FAQ:  For more information you can go to www.2-10.com.

1.  What does the warranty cover?

 1st Year- Workmanship:  Roof covering, cabinets, countertops, door panels, exterior siding, hardwood floor, basement floor, ceramic tile, drywall, interior trim, carpet, paint, fireplace.

 2nd Year-Systems:  Supply piping, waste piping, ductwork, electrical wiring

 3 - 10 years - Structural:  roof framing, load bearing walls, beams, columns, foundation, floor framing.  The structural warranty is in force the full 10 years starting at closing.

   2.  Who Pays for the Warranty? 

The total cost of the 2 -10 HBW coverage is based on a percentage of the home's sale price and is paid for by the builder.

   3.  Is it transferable?

Yes.  The warranty stays with the house.  You will receive a certificate of coverage as well as an information booklet approximately 30 days after the close of the house.
